Quality and Affordability Concerns in Contemporary Education

Education is one of the most important institutions ever created by man. It determines the wealth and prosperity of any society. Even in the medieval time, there was apprenticeship and that was a form of education. But the modern style of education goes beyond followership to helping students become creators of knowledge. In other words, it transforms students from becoming ‘recipients’ of education to ‘users’ of education as they partake in the process.

Nothing changes a society or a nation than education. I always say that education is simply the liberation of the mind. It opens the mind to new possibilities and frees it from dogmas and destructive norms. It will remain a popular institution because it is the only institution that holds the key to the future.

Notwithstanding, many students are concerned on the quality and affordability of their education in the contemporary time. According to many government statistics, many schools have or intend to increase tuitions to offset budget cuts by federal, state or local governments. This is most prominent in the state of California where there are deep budget cuts across the university system.

But it does not end in budget cuts. In most US states and nations, students have to pay more as the schools are increasing tuition, even though they are reducing some services. Under this scenario, these students are concerned that they are not getting the best under historical benchmarks. In general, the students graduate with more debts and are forced to do so despite having fewer available courses to choose from as most schools are cutting staff.

From the debt-ridden states to private institutions in the United States, university education has become increasingly expensive. Unfortunately, that higher tuition does not positively correlate with higher earning power after graduation. So, most US students spend more to get diplomas that reward lesser because of the ‘devaluation’ through globalization. This is one area demand and supply comes into play. With more jobs outsourced, the students have to compete with fewer under this difficult job market. The higher supply than demand depresses wage which does not work for the students.

For schools in most developing economies, tuition is also rising and unemployment is also high since the rate of job creation lags the graduation rates. But for most of them, there is no problem of debt since education is mostly pay-as-you-go and there is minimal option of government or bank loan. Yet, they are concerned over quality and affordability since the generation that studied about fifty years ago received better education at lower cost, if any, than what they get today, especially in primary education.

Even at tertiary level, when these nations had one or two universities, they funded them very well. Now, those schools have to compete for funds with more than fifty other schools. In Nigeria, for example, the number of government owned tertiary institutions has gone from say ten to more than two hundred within half a century. This pushes tuition since government is not providing much help to all the schools. The whole system forces the schools to admit more students because of budget issues thereby creating chaos where most students complain of large class sizes. Quality is low, yet it is not affordable.

From Nigeria through Argentina to US, most students have quality and affordability challenge of pursing their bachelors and post-graduate studies. It does not mean that knowledge is not expanding or increasing, the problem is that getting it is becoming more expensive. And for most institutions, there is a genuine decision to cut service because of cost. That poses a risk to quality.

When you cut school hours or eliminate a course, there is a possibility that a student could miss an important life-changing idea. When you cut research grants, there is a chance that professors could not push further to enrich the students. Those days in college, the most exciting lecturers were those doing great research works. They bring new insights and perspectives to classroom. If they stop doing those works, though teaching, you deprive students those insights. And that is a quality issue. It remains today that irrespective of mastery of theory, the best schools are the best in the labs.

Quality and affordability in education is a big issue in our globalized economy. For most European students, they attend college with the support of government. In Sweden, it is 100% free, including foreign students. Why their counterparts in US are trying to follow a career path that will enable them pay their loans, they are free from such problems. So the students can afford to go into entrepreneurship and spend extra years in learning without the concerns of debts while the heavy indebted counterparts cannot.

Anyone that says that the new dislocation of national debts is not a problem in the educational institutions may not be real. Students are concerned over quality and affordability and they seem to be losing both sides. Higher tuition, fewer courses and lower prospect of great job because of recession and it creates a depressing future.

But alas, in the midst of this concern, most of the students have come to rediscovery. And that realization pushes a need for them to become managers right at college and stewards of their finances in a competitive and disruptive marketplace like the 21st century. It turns out that one of the most innovative generation of students is the one we have now and those concerns may be making them better.

How to Survey Property Like a Professional and Save Yourself Thousands of Pounds Every Year!

The art of knowing how to survey property correctly is a skill that many property investors and developers would give their right arm to learn. As a property professional one of the annoying little expenses that you constantly have to pay is that of the property survey.Wouldn’t it be great to cut down on the amount of in-depth surveys you have to pay for each year? This article will go into detail about how to survey property yourself. It will give you a checklist of vital things to look out for when surveying property. By the end of it you will have enough knowledge to be able to make educated decisions on the state of any given property. The first thing to do is to make sure you are prepared. Below is a list of a few items that you might want to take with you when you go to view a potential investment property.
Camera/Video camera
Pen
Notepad
Voice memo
Binoculars
Any details of the property you already have from the estate agent, Internet, vendor or through other means
A useful tip (though not always practical) is to try and do the survey in wet conditions. This way you can spot problems with down pipes, a leaky roof, faulty guttering or any other wet or rain related problems. You don’t necessarily have to do the survey in the order that is specified here. However, it might be wise to firstly start off by taking a walk around the property and trying to get a general feel for it and the location.External Roof

What is it made of?
Go into the loft and check for light and/or water coming through.
Check the ceiling of the room below the loft for signs of water damage or any other problems that might have resulted from a problem with the roof.
What is the roofs general state of repair? Be sure to look at the roof from all angles as sometimes problems are only visible when seen from a certain direction.
Look at the Chimney Stack. Check for signs of loose bricks or damage. This is where the binoculars might come in handy.
External Walls
What type of construction are the external walls i.e. solid brick, stone or something else.
Is the pointing okay? What type of finish is there on the walls? Is it pebble dash, stone, brick or something else? Sometimes the finish that has been used will help to pinpoint the age of the property.
Look out for bulges in the Wall or signs of damp or staining.
Look for cracks or signs of movement around the corner of doors or window frames. If you find cracks in these areas it might be the sign of more serious problems. If you notice anything that seems strange then make sure you take a look at the other properties on the street to see if they have a similar problem. Take particular note of any cracks below the damp proof course as this might indicate major issues with the property.
Out BuildingsCheck the condition of any outbuildings associated with the property. That includes sheds, garages, outdoor offices, barns, stables, toilets or anything else.AlterationsCheck the state of any alterations that have been made to the property. Check extensions, loft conversions, basement conversions (be especially mindful of any problems with damp in basement conversions since, if they have not been built correctly, these conversions are notorious for damp problems, ).It is crucial that you check any relevant paperwork and ensure that things where done according to building regulations and that planning permission was obtained where necessary. It is also a good idea to view any current guarantees or warranties the vendor has.Internal
Is the property new build, established (older) or refurbished?
What is the general state of repair of the inside of the property? Does it appear to have been looked after well?
Is the decoration trying to hide something? Be mindful of ceilings painted in a dark colour that might hide some sinister secret, such as, water damage, underneath the paint work.
Is there any sort of sound proofing in the ceiling, floors or walls?
Does the property have original features that will add to its value?
What is the state of the Windows and what are they made of? Are the Windows double glazed? Do they look like they need replacing or repairing? Windows in disrepair can be great for helping you to negotiate a cheaper price with the vendor.
Is there a damp proof course. You can sometimes tell this by checking the walls outside the property. If there is a black line about two or three bricks up, this would normally indicated that there is a damp proof course present.
Other Things to Check If you are trying to be meticulous in your property survey, then you will probably also want to check the seven things on the list below.
What’s the state of the fixtures and fittings in the property?
Is there central heating? How old is the boiler? Are there records available to show the service history?
Is there a shared main water supply and has there been a water meter fitted.
Check there is adequate ventilation in the property, especially in areas such as the kitchen and bathroom.
Does the electric supply have some sort of trip mechanism? How old is it? Does it seem like it will need replacing or repairing in the near future?
Try and take a look behind any furniture or appliances that seem out of place. They may have been put there to hide a problem lurking behind them.
You should flush the toilets and run the water to check that the water drains away well and to check that there are no strange noises, such as, a loud knocking when the water is run.
Lastly, do not forget to check the land registry to find out the actual price that comparable properties in the area have recently sold for. There are many free websites on the Internet that you can get this information from. All the items listed above can be checked and verified by you just as well as they can be by a surveyor who comes into a property and walks around it for 25 minutes. Learning how to survey property yourself is not necessarily something you need a degree to be able to do. However, if you have a builder that you work with regularly, or that is a friend, then I would advise you to try and drag him along to your property visits – especially the first few – until you gain more confidence. The fact is, most surveyors are not stretched very much in their day to day jobs and the skills that they use to do the average run of the mill property survey, only touch a fraction of what they spent years studying. This article was not written to put the humble property surveyor out of business. Surveyors are vital cogs in the buying property wheel and even if you don’t employ them, lenders always will. When you need them, surveyors can be an invaluable lifeline. If you are dealing with a property that is not standard build, that is not your average property, or that you just feel might have problems, then you need to organise a comprehensive survey by a professional. The reason this article was written was to try and educate the average property investor and developer so that they can judge the condition of a property themselves before having to call in the surveyor. That way, if the vendor is not willing to come down in price, they can eliminate a number of properties they are looking at, before they spend money on a property surveyor.

Property Management Software – Then and Now

Within the past decade, the property management industry has leveraged technology to improve processes, streamline workflows and gain better control of all aspects of property management. This has been achieved mainly through the introduction and evolution of technology, primarily built around property management software.

The first systems in the industry were mixes of DOS-based accounting and rent-roll systems that often proved inflexible and difficult to learn and use. These systems were also limited in their ability to import and export data and were laden with compatibility issues. Stricter reporting demands from investors have made broad compatibility and ease of access to data a necessity.

Next in the evolutionary chain of property management software was the transition to Windows-based software. This allowed for increased functionality, greater ease of use, and simpler deployment. The Windows platform also allowed developers to customize their applications for end users to a degree impractical on the DOS platform.

These Windows-based applications grew to include diverse components or modules covering all aspects of property management: accounting, marketing, lease management, payment and collections, financial management, maintenance management, financial modeling, and communications.

The advent of the Internet and its explosive growth as a pervasive communications and e-commerce medium has lead to the migration of property management software to the Web, with the latest software developed on the Application Service Provider (ASP) platform. Essentially, this means applications are hosted on the service provider’s, or developers, servers and accessed over the Internet through the users’ web browsers.

Web-based applications and ASPs together offer a number of advantages over traditional platforms. The software is easier to learn and use and significantly easier to manage and maintain. Web-based applications and ASPs together create a web-based solution as a service for rental property managers and owners and reduce the financial impact of technology.

Many of the first web-based property management systems to appear on the market were applications ported from older platforms to the web. Finally, software companies developed property management software for the web built from the ground up. These systems run solely on the web and are accessed through a browser (Software as a Service).

Prior to the emergence of Software as a Service, small to medium-sized owners and managers were locked out of the benefits of high-end property management software due to cost and complexity. Software as a Service levels the playing field for property managers and owners giving them a competitive edge that allows greater control over their properties, access to real-time data, ability to respond more quickly to market changes, and, perhaps most importantly, gives them the most complete and current status of their property available.

Utah Internet Advertising – The Rights of the Self Important Consumer

Like advertisers, marketers and business professionals from many states across the U.S. (and beyond), the amount of resources invested by online Utah advertisers in Internet advertising services are growing every year. After all, Utah has a large entrepreneurial base and a cache of business experts who have made offline business in Utah a rather fierce affair. As truculent as the war has been however it seems that the most cutthroat battle is still ahead: the battle of Utah Internet Advertising.

Leveraging Advertising Power for More Effective Utah Internet Advertising

If your business has been rated well by major search engines or if you have invested in a successful PPC or affiliate marketing campaign you’ve probably glimpsed the awesome power the World Wide Web can have on the success of your humble business. When it comes to advertising and a meagerly small budget however it is hard to know how can you invest in the palmy Utah Internet advertising campaign that every Utah business professional could benefit from.

Utah Internet Advertising that Works

The answer to the Utah Internet advertising question may not be the answer that business professionals want to hear and by no means is it the only one. There are a variety of ways to tackle advertising challenges but the obvious way to be successful in advertisement is to create associations between your products/services and the needs of your customers. Finding the best way to make these cagey connections isn’t easy (especially if you want to remain ethically impregnable) but a simple way to begin is to decide which advertising methodology you want to utilize by observing the current trends of popular and propitious advertisements. The observation of these trends doesn’t have to be expensive. Watching T.V. Commercials for instance can be an easy and inexpensive way of creating your own analysis for your next Utah Internet advertising campaign.

This remainder of this article will focus on one of the current (i.e. From about the 60′s or 70s until the present) advertising trends that is working (and working well) in the United States today. You of course do not have to implement this technique in your own Utah Internet advertising campaign (some Utah professionals might even consider it unethical) but this analysis may help you to observe additional advertising trends that would prove more beneficial to your own Utah Internet advertising campaign.

The Current Advertising Trend of Rights to Indulgence, Self-Importance and Superiority: Would it work for a Utah Internet Advertising Campaign?

Consumers know that advertisers (some advertisers that is) are quick to use the basics of self preservation such as material goods (i.e. greed) and physical intimacy (i.e. sex) greed and sex to attract the average consumer. After all, every person is “susceptible” to these self-preserving needs. However, an online article1 by Richard F. Taflinger, PhD also points out that the concepts of self-esteem or a sense of “self” can contribute to successful material accomplishments and sexual intimacy which makes advertising to the “self” a popular way to kill two birds with one advertising stone! Of course, you might think this type of advertisement might not be used in Utah but if those are your thoughts, think again! Arctic Circle, a Utah based company has already used the technique for television (see below) based advertising and it is very likely that Utah Internet advertising examples are also (or will soon be) made available.

Examples of Self Importance and Self Indulgence Advertisements

A very popular method of advertising today is to create a sense that every human being whether a man or a woman has a right to indulge a sense of self or a sense of self importance and superiority as long as he or she has the means to purchase certain objects (of course the purchase requirement is NOT usually explicit). Examples of this zeitgeist of indulgence and superiority include examples such as the L’Oreal campaign slogan, “Because you’re worth it,”2 which of course infers that every woman (regardless of how much she has to spend) has the innate right to purchase mascara, foundation, eye liner and sparkled lotions. Additional examples of the right to indulgence campaigns include the following examples:

The Finer Points of Internet Auctions

WHAT IS A PENNY AUCTION?

Penny auctions have exploded in popularity with the massive growth of the internet. However, few people know the true origins of penny auctions.Beginnings actually stretch back to the Great Depression. Those were hard times for everyone, but even harder for farmers. Farmers struggled to bring in steady income because of droughts and crops not selling as well as they had previously. As a result, the banks would foreclose on the farmers who couldn’t keep up with their mortgage payments.

The banks weren’t satisfied with just repossessing the house, they wanted to raise as much capital as possible, so they resorted to selling off the possessions of the owners of the repossessed houses. There was not much the farmers could do about it so they began bidding ridiculously low prices, pennies, on the items while threatening others who dared to bid higher than a few pennies.

The auctions of today hardly resemble their tremulous beginnings. Being part of a penny auction today is exhilarating, fun, and addictive. It combines the selling format of auctioning with a little bit of chance factored in.Auctions are a game of strategy but also a game of luck.

The premise behind penny auctions is giving people the chance to win an item at a drastically reduced price.Auctions make that possible by spreading out the cost of the product among multiple bidders. In order for a person to take part in an auction, they must pay a set price for each bid. For example, if a person wanted to bid on a fifty dollar Amazon gift card then he would spend a dollar for each time a bid placed. If he ended up winning the gift card, then he would only have spent a few dollars for a fifty dollar gift card. Usually penny auctions sell bids in packages.

HOW PENNY AUCTIONS WORK!

The main foundation of penny auctions is the pay-per-bid format. It is the key that allows bidders to win items at the fraction of their retail value and allows the auction owners to keep their site profitable. Most y auction sites run on the same premise: people pay a set amount for each bid, whenever a person places a bid within the closing seconds of the auction time will be added, the last person left with a unique bid after the clocks runs out will win the item. There are a large variety of items that can be won, but they tend to be popular electronics or gift cards to popular stores.

There are two types of auctions: lowest unique bid auction and highest unique bid auction. Lowest unique auction sounds confusing but it is actually quite simple. A unique bid is when only one person has a bid at a certain price. Bids usually start at one penny, a bidder can then place a bid at two pennies. Until another bidder places a higher bid, the most recent bidder will be the lowest unique bid because that was the only bid at two cents and nobody bid higher. However, penny auctions generally don’t stop at one penny. It is not uncommon to find auctions that end up at a couple hundred dollars based on the popularity of the item being auctioned. However, the same principles apply for those auctions. Highest unique bid auctions follow the more traditional auction format such as eBay. The person with the highest bid at the end of the auction wins the item.

Auction site owners turn a profit by selling bids. Say twenty people are bidding on a ten dollar gift card at one dollar per bid, at the end of the auction if there were twenty bids placed in total then the site owner would have made twenty dollars with a ten dollar profit.Auctions do seem like a win-win situation:The site owner makes money while the bidder gets an item for dirt cheap. However, not everyone wins in penny auctions. The people who paid one dollar each bid but left with nothing to show for their investments will not be so happy.

HOW TO WIN!

Penny auction has a lot of chance mixed into it, but one can incorporate strategy that will help raise the chances of winning. Playing smart can make all the difference between gambling and auctioning.

The first crucial tip to winning penny auctions is to know how to manage your bids. Your goal should be to win as much as possible without spending a ton of money buying bids. Managing your bids means that you should already know how much you are willing to risk in order to win an item. The amount of capital you are willing to risk will determine how many bids you can use. Once you know how many bids you have to spend on an item, then you will be better able to manage how and when you place a bid. That will keep you from blowing away all of your bids in the first few seconds of the auction.

The next tip is to practice time management. When fighting in the trenches of penny auctions, you have two enemies: other bidders and time. Knowing when to bid is a must if you want to have success. Placing a bid when there is a lot of time left on the clock is never a good idea. You have to remember that the key to winning a penny auction is being the last one standing when the clock runs out and that each bid increases the amount of time left. It would be a good practice to wait until the last few minutes of the auction before you begin to bid.

The final tip for successful auctioning is to keep your emotions under control.Auctions have a lot of similarities to gambling, and just like gambling, your spending can get out of control. If you keep your emotions level, it will keep you from making rash decisions and blowing loads of cash. Keep your mind clear so that you can gage the behavior of the other bidders and outsmart them.

HOW TO AVOID SCAM SITES!

Penny auctions are a great addition to the web whether you want to win an item that otherwise you wouldn’t be able to afford or if you simply enjoy the thrill that comes with bidding in auctions. Unfortunately, scam sites have tarnished the reputation of the legitimate penny auction sites. However, there are ways that you can protect yourself from scamers and enjoy your auctioning without having to worry about losing your money due to dishonesty.

Checking the reputation of the auction site before you start spending your hard earned money is always a good idea. Chances are other people have tried the site before you and some of them have left reviews. The reviews are your way to gage whether a auction site is trustworthy or not. If a site is getting overwhelmingly negative reviews, then that is a clear indication that you should steer your business elsewhere.

Another tool you can use to protect yourself is checking the Alexia ranks of the auction sites. Alexia rank will give a solid view of how much traffic the auction is getting. If you see a huge difference in the amount of traffic Alexia is projecting and the amount of active bidders on the site, then warning signals should be ringing in your head. Some auction sites have been known to set up robots that automatically bid on projects in order to keep the auction going and inflate the price. That is known as shill bidding. You can sniff out those sites by comparing the traffic the site should be getting to the amount of users using this site.

CONCLUSION!

New legislation may come out later down the road that will officially make penny auctions gambling, but until then, it is a fun, exciting auction that allows one to win the item they’ve always wanted but couldn’t afford.Auctions are also quite lucrative for the site owners because of the pay-per-bid strategy they’ve incorporated. Penny auctions had humble beginnings with farmers who just wanted to get back at the banks who kicked them out of their house. More recently, auctions have enjoyed an explosion in popularity with the rise of the internet.

There are two main formats fora auctions, lowest and highest unique auction, however they both run on the same premise where the last unique bid wins the item. Winning a penny auction will require a certain amount of mental tactic and a bit of luck. However, you can increase your odds of winning by practicing certain techniques such as managing your bids wisely, learning how to work with the time, and keeping a level head and your emotions under control. When you combine those three strategies to your bidding plan, you will find that you win a lot more often.

It is important that you do your due diligence to protect yourself when participating in auctions. Not every auction is run by honest and trustworthy people. There are people out there who just want to take your money. You can protect yourself by ensuring that you only bid on sites that already have a very positive reputation from real users.

How to Find Great Live Auctions for Resale Items

Hi, my name is Walt. I’m an auctioneer with 25 years of experience in the auction business and licensed in the state of MA. I own Quick Auction Service, a company that specializes in building and running custom auctions, I’m also the webmaster of my own site and have been on eBay for 8 years. Besides eBay, the types of auctions I run most frequently are antiques and on-site estate auctions, although I’ve run everything from business overstock auctions to charity & special event auctions.

I enjoy sharing my knowledge and stories of the auction business. My goal for article is to help folks get the absolute most out of their auction experience.

Whether your fresh out of the package or a seasoned dealer I think I can offer something in this article to help you with your auciton adventures.

There may be as many reasons to attend auctions as there are types of auctions to attend. Maybe you want to attend an auction to buy items for re-sale on eBay, or some other market. Maybe you want to furnish your home with wonderful antiques, or you want to furnish your home as inexpensively without sacrificing quality. Some folks are just looking for a fun night out. With a little perseverance all these things are possible.

There are antiques and estate auctions, auto auctions, overstock auctions, absolute and no reserve auctions, real estate auctions, specialty auctions where only one genre of items are sold, tailgate auctions, live auctions, online auctions, sealed bid auctions, silent auctions, charity and fund raising auctions and many more.

Can you really buy for pennies on the dollar at an auction? You bet! Many times I’ve seen folks buy and re-sell at the same auction on the same night for a good profit, although be advised, this should only be done after the auction is over.

There are a lot of ways to find an auction, but here are some tips on how to find and attend the best ones.

Visit the genre of shops in the area that apply to the type of auction you want to attend. IE: If your looking for a good antique auction to attend, stop in the local antiques shops and ask for what there are for good auctions in the area. Sounds obvious right? But listen to what they don’t say as well as what they do say. Oftentimes when a dealer speaks poorly about an auction he or she attends, it may be likely that they are trying to keep a good thing secret. Think for a moment, why would a dealer keep attending a lousy auction?

Newspaper ads: I personally like to find ads in the classified ad section rather than flashy display ads. Flashy ads are usually indicative of an auction that will be high priced, may have reserves, (a set price on an item), and usually an enormous crowd. While any auction can be profitable to attend, it is usually best to steer clear of the glitzy ones, at least for the beginner.

Here’s the minimum you want to find out before you go. If there is a phone number in the ad, call and ask for the terms of the sale. What forms of payment do they accept? Is it an absolute auction? An absolute auction is one that has no minimum or reserve bids on items. These are the best auctions to attend! Is there a buyers premium? A buyers premium is like a tax that everyone who makes purchases at that auction must pay above the winning bid price. Most auctions these days do charge a buyers premium, 10% is not unreasonable but I feel much more than that is greedy, and the auctioneer that charges over 10% is counting on most bidders not doing the extra math as the bids quicken in pace.

A fair auction will have ample time to inspect the merchandise, usually at least 2 or 3 hours. Find out when inspection starts and make sure to attend! Never attend an auction if you can’t make the inspection, not unless your prepared to gamble. Most auctioneers sell at a rate of about 100 items per hour, which is why they sell “as is”. They simply don’t have the time to give a detailed description of all the items. Since almost all items at auction are sold AS IS, there are sure to be some damaged, refinished, fake and incomplete items at any given auction. Beware of any auctions that offer very little or no inspection time.

Good auctions will usually have 150 to 400 lots. A lot may be one item or a group of items. The exception to this are specialty auctions, auto auctions, real estate auctions etc.

When you attend your first sale, take note of the 1/2 dozen or so dealers that buy the most often. See if you can find out about other area auctions they attend.

When you do find an excellent auction, attend it as often as possible. By frequenting good sales, you help increase the bottom line of that business. It’s difficult for many auctioneers to keep the quality of merchandise consistent, so good attendance certainly helps. And when an auctioneer gets to know you as a buyer, he/she will go out of the way to accommodate you, to keep you coming back.
